Buy chEFFs old house

Since contracting, the potential buyers have given me a TO DO LIST..........cost me approximately $10k to complete. Earnest Money is set at $6k so if they back out, it's mine. I'd rather take the big check! Peace

That's what I'm thinking too.. Thought of "AS IS" The roof on the Garage Majal is wore out so I get that. The microwave doesn't work so I get that. The diving board needs to be removed.....don't get that. And......they want me to remove the propane tank that heats the pool / Jacuzzi. Don't get that either. But......Would you spend $10k to get $835k? Thats how I'm looking at it. I'm so over this house it's ridiculous. GO AWAY! Peace

I get you need to repair things, that is expected........BUT remove things or change things due to someone's liking is lame and over reaching.

Here is $3k off the price, do your own removals

Was not the home priced accordingly? Take some money off price maybe, but invest money, no. So they are saying they can't afford these items and you can.  Maybe work a deal to accommodate some but only after close.

that is precisely what I thought when we sold out condo.  I just wanted to be DONE with it.  If I gotta give up a little to get it done, then why not.  they paid over asking anyway.................

They asked some pretty stupid questions during negotiations. Like, "How much was your Utilities last year?" Thats like asking a Prevost Dealer......"What kind of Gas Mileage does this thing get?" You can't afford it, get off our property. Peace

 
Well, the 6k earnest money is hard to keep for yourself. Buyers have all the advantages as opposed to seller.

It really depends on the market.  I had 6 buyers for my condo (5 offering over asking, & 1 @ asking), I had my pick of them.  One had ridiculous asks............  I went back & said "get rid of all of this" & they declined.  So we moved on to #2, which was WAY over asking, but also had asks which were much easier to justify.

 
What happened to buying a house and making it your own...not asking someone else to do it. I would just say...you want it or not?

Agree, if you want to buy something you will. When "I" want something, I overlook the little stuff as I will deal with it.

Diving Board and Propane tank might be things that could be problems for the new homeowners lender/ insurance.  I remember the guy up the street who recently sold his house and he had to remove the diving board as well. Said it was not a negotiable they couldn't write the loan with it installed.

I've heard the same about Diving boards. We just used the roof instead. Peace

 
Met the future owners yesterday by accident. The Mom of the son who is buying the house. She is very excited. The scary thing for them.....they have NEVER owned a pool. They're in for a rude awakening. I'm not telling them about those two "HUGE" Oak Trees in the neighbors yard. When Fall season hits, every leaf ends up in the pool. I've fought those trees for years. The lady has NO CLUE about the house. I offered to show them everything AFTER they close on the 30th. They're excited. Peace

 
Met the Appraiser at the house (By Accident) This dude had NO social skills. Nothing. Didn't even speak while I followed him around. Tried to communicate with him.....nothing. He has the contracted amount with him. Comes back with an appraisal $35k less than the contracted amount. Used a couple comps in the area but nothing like my house. Left out a few good comps. Didn't do his job if you ask me. My realtor needs to do his job and make it happen. You don't have anything until the money has been deposited. You can sign all the contracts you want, until you got the check, you have NOTHING! Peace

 
Unfortunately it’s a buyers market right now. In previous years the buyer would make up the difference on the appraisal just to make sure they got the house.

Stop answering your phone when you get to the house.  Those little things will get done. 

 
When I sold a Condo, the buyers had a long list of items they wanted taken care of. 

My goal was to get rid of the property, no matter what it took. That's why I was selling it.

I did everything on the list they wanted, as I'm pretty handy with crap like that and I got my wire transfer as soon as they saw the work done.

No sense in holding up dollars for a nickel. I used that money to make way more than I put in the place, to sell it. 

For $835,000, my truck would have a diving board and a propane tank in the back, on the way to the dump/scrap yard.


Propane tank gets removed at 7:00am tomorrow. Diving board and heater.....GONE. My list of things to do is done. The appraisal issue comes next. PAY UP! Peace
