I hear original shake single roof and immediately think termites. (I hope it's not skip sheathing underneath there)

It is skip sheathing. The roof is going to be expensive and should be the first thing we do. We are not in a fire zone so we are lucky enough to get home owners ins. But the roof is shot. We closed the garage door and made it dark. Took a look from the inside up at the roof during the day and it was like seeing stars at night. Hundreds of holes.

There is some termite damage at some exposed rafters. Mostly corners. But that's what we can see.  It's a 1970 built home and is one of the reasons we are going to dive in. 

Sweat equity.

Funny enough, the home inspection team said I should stack and bundle the shakes from the roof and sell them. I can't imagine 50 year old shake shingles being valuable. 

Enlighten me on this if you know.

you'd be surprised what people buy and what they use that stuff for.

there's a place here in okc that builds these brackets to keep your wood gate from sagging. I needed about 6 and when i went to pick them up, they had hundreds and hundreds of old crappy fence panels. they found a use for the old weathered wood, picture frames, no cost in material and sell them like crazy online.

they have a team that does nothing but tear them apart and cut them to size. but he said they have had to pay for them before when supply kinda ran out just to keep up with demand.

Ohh man. That's a bummer but at least you know what you're getting in to. Depending on what roof you put on it'll be 20-25k on the lower end.. at least here in San Diego.I 'd bring a demo crew in to strip it and then let the roofers have it from there. I don't ever hear about people recycling shingle roofs but then again I hardly run into them anymore. Might be worth putting a feeler out and see if someone will come strip it for the wood!!

If you do end up wanting to do a fumigation, do it after every last piece of new wood is in that house, including cabinets. New lumber these days is full of wood pests now, they don't kiln dry them anymore.

 Sounds like a fun project, I would take a house like that any day of the week for the right price. I inspect so many flipper houses and know that they're going to be doing major repairs in the next 5 years. Lipstick on a pig is an understatement on some of these things.

I would never buy a flip house for that very reason. Flippers are more focused on trendy cosmetics like a fancy faucet, tile backsplash or “Luxury” vinyl plank flooring, but all the cheaper stuff, not the good stuff. But then they leave crappy windows, poor insulation, epoxy coat the fiberglass tub that will come off in a year. If a flipper puts a roof on, its going to be the cheapest lowest quality material they can get. Total lipstick on a Pig!

I have worked my butt off most of my adult life and been able to take care of my mom and my dad. I have built a business and been successful in doing so. I have reinvested in my business to grow it since 2007. I now have an opportunity to buy a home for the first time.

I am in escrow on the worst home in the worst condition in a great neighborhood close to my work.  Is has appraised (unbelievable) for more than what we are buying it for. The but is..... Its basically uninhabitable. Its the eye sore of the neighborhood. 

We will have to move into it at some point, most likely sooner than later to use the current rent funds towards the home.

My plan is to do the tear out of all the drywall, flooring, kitchen etc. Prep the home for a plumber to replumb  in (PEX) and an electrician as the home is wired with aluminum wire and breakers.  I plan on pulling permits for everything. I need to keep the costs as manageable as possible. 

So thats the "what up" with my post.

I dont ask for help. I always give the help. I am going to need some help.

This isnt a flip for us. This will be our home.

LMK if you know a guy, have some guys, if your that guy.

Home is in Costa Mesa.

I figure this will take us a year to complete.

Nice progress...nothing better then gutting a kitchen or bathroom and making them yore own.

Badass!  If I were in SoCal, I'd be there every weekend.  I love this kind of work.

I've done all kinds of construction/remodel work (including furniture building) over the course of my life (I love it) so I would've helped just out of shear love for this type of work.  Had my parents not pushed me to go to school, I would've been a contractor.
