So.........

I have worked my butt off most of my adult life and been able to take care of my mom and my dad. I have built a business and been successful in doing so. I have reinvested in my business to grow it since 2007. I now have an opportunity to buy a home for the first time.

I am in escrow on the worst home in the worst condition in a great neighborhood close to my work.  Is has appraised (unbelievable) for more than what we are buying it for. The but is..... Its basically uninhabitable. Its the eye sore of the neighborhood. 

We will have to move into it at some point, most likely sooner than later to use the current rent funds towards the home.

My plan is to do the tear out of all the drywall, flooring, kitchen etc. Prep the home for a plumber to replumb  in (PEX) and an electrician as the home is wired with aluminum wire and breakers.  I plan on pulling permits for everything. I need to keep the costs as manageable as possible. 

So thats the "what up" with my post.

I dont ask for help. I always give the help. I am going to need some help.

This isnt a flip for us. This will be our home.

LMK if you know a guy, have some guys, if your that guy.

Home is in Costa Mesa.

I figure this will take us a year to complete.

Have you thought about barter work...you probably know a bunch of guys in your business that run those types of businesses....

Give me a call if you get stuck for some kind of trade Erik. I can probably find you what you need. 

Have you had a good home inspector or somebody with good building knowledge put eyes on it to ID any possible surprises beyond what already sounds like a ton of work?

Yes, the home inspection has been done and showed us the plumbing issues and the aluminum wiring issues.  I expect to find some water damage in a wall next to the back slider.  

Home has it's original wood shake roof from 1970 as well. 

Lots to do consider and do .

Met the neighbor next door. They are very happy we are moving in.  They know it will get worse before it gets better.

Congrats GM.  If you were in AZ we found a couple of guys that do it all...

I was asked if they used chalk lines to set our tile.  The answer is no, they use a laser...

If I can make a suggestion / Do the Garage  FIRST

I mean / Lights / Finish / Tools / Everything!!!  It makes EVERYTHING else go 10X smoother!!!!

People rarely do this but  having the tools / garage and workshop done makes all the stuff you do go soo much easier!!!

Have @Stugots do the floor!!!! 100% a game changer!!!!
