Yes, the POA Document has the Agents (Daughter) legal current address. If it was an old POA document the address could be a previous, but not the case in yore situation.

Another way is Google and various online people finder services, a name, phone number and City/State is all you really need to get a person's information these days.
 
Being a "nice" Landlord only gets you so far. I wouldn't do it.

You need to stay within the law and keep everything documented.

I was a "nice" Landlord to someone here on the board. He trashed my Condo (dirt stains across all of the walls as high as his kids could reach, carpet ruined and all rooms left with trash) and he never offered to help get it rentable after he moved back in with his Mom. Cost me a lot of time and money... and he was a "friend".

When "survival" kicks in... all consideration for you and what this house is to you, is gone on their end.

You need to develop a SOP for removing tenants, good or bad.
 
I would try and be as nice as I could. But at least on my rental properties I still have to pay the mortgage on them even if the tenants are not. So if rent is $2000 and my mortgage is $1500, I just don't loose out on that $500 profit that month from them not paying I actually loose $1500 out of my pocket. Then also would be thinking about how many months its going to take me to get the place in a rental able condition once they move out. That is $1500 a month till I find a new tenant. Then i am also thinking about how much is it going to cost me in parts and labor to fix stuff. He lived there for 6 years at a min it's going to be paint and carpet, but probably much more. This could cost a lot of money if it drags out for months.
 
my tenant has passed away. i have not spoken or texted her since a week ago friday (since they requested they needed some time) i have seen their car at the house everyday for the last week. i was happy to see 2 days ago the garage door open and moving boxes everywhere--that was a great relief

i have offered to help move out trash and she said she is having a truck come over to take things she wants to donate

in the mean time i have 2 people i know interested in the house so im looking forward to a speedy resolution. at this point i feel good about the way its going
