Cleaned the garage, made some progress and fixed a 90cc quad.

Some great rides with family and friends. Hardly anyone in the dunes except for our group. No “W” to speak of and temperatures in the low 80s.
Some good BSing around the campfire and no crying from women folk.

Some folks are just disgusting. They only lived there 3 years and it was damn near spotless when they moved in. Thw toilet and bathroom sink were brand new...

that's sad although having them leave is a blessing, clearly that will not be considered normal wear, nor was it cleaned. not thinking the security deposit will go back to them. carpet is always a lose/lose you have to clean it or replace it as that is tough to not say it was wear and tear.
My contract has a clause i can inspect the premises once a year (or third party) i go over anytime they have a little needed repair because i also get to see the rest of the house.

I need to show my wife those pictures every time she tells me she wants to own Rental Properties. :wife: She has no clue how nasty people are, that nastiness has to be factored into the rent, the contract, just everything or you'll have heartache and acid stomach every time you move in new folks.
My parents had duplex units my whole life, they just sold off their last unit a month ago and GOOD RIDENCE. Now they can enjoy their retirement and not deal with stuff like that.
LOL...they are trying to buy a "Vacation" home that can be Air BnB in Desert Springs, Palm Springs or Coachella area... :doh:

Spent part of last week and the weekend in San Diego for my nephews graduation from USMC boot camp and a mini break from Colorado weather. Super proud of him. My old man made the trek out, graduated 58 years ago. Was an emotional deal for him.Weather wasn't so great but we had a great time. Step counter deal on my phone says we walked over 32miles Wednesday to Saturday. I'm beat.
