House Rental Question

I would also consider how long they were tenants for. Meaning maybe there's a time frame when you must give it back regardless of condition? 

I remember when I left my apartment of 7 years to finally buy, I thought I would gift them my deposit since my landlords were always very good to me. Carpets were stained and a few badly patched holes etc... I didn't want my deposit back. I was more than grateful but they chased me down and made sure I received it! The more I said keep it, the more they were adamant about giving it to me. I was ignorant right? They mailed a check to my new house, not sure how they got address, I figured I'm not going to cash it. I don't deserve it lol but they kept leaving me messages that I still hadn't cashed the check and that a new one would be sent. I was like well damn!!! I had to cash the damn thing for them to finally go away. Now that I'm older, I somewhat understand, I think. LOL sorry bro, I can assure you there are more better tenants than bad ones. 

 
Be careful... I think If they have been there for more than 5 years (not sure how long you rented to them), you have to refund the entire deposit unless you have done upgrades.
Cleaning is generally acceptable to charge out of the deposit unless the tenant cleaned the unit to perfection or they hired their own PRIOR to moving out.

Damage is also generally acceptable.  This would be obviously broken or stained items (bottle of wine on the carpet, broken tiles, etc) as long as a move-in walk through was performed and documented.

But I also didn't want to sit down or touch anything.  Normal to some people.

They were in the house 3Y,9M.  the toilet and bathroom sink were brand new a week before they moved in. 

the kitchen sink was not perfect, but not disgusting like that. 

How they manged to get mold & nasty on the water dispenser on the outside of the refrigerator that is not plumbed for water is beyond me, but............

the whole place is tile flooring, and the grout is just gross.  I can tell where the TV, Couch, Beds and dressers were to the 1/8th inch........... I think Im going to just give it all back & count my blessings.  However if I have 21 days to get it to them................ it is very likely going to take me 20 days to find a pen that works........... 

The whole thing makes me sad.  I can not even tell you how many times they called & said "can we have 2 or 3 more days to get you the rent check, and I did EVERY time.  the lease agreement said on the first plus 3 days.  I got paid on the night of the 2nd or 3rd EVERY month..............  they said the washing machine broke 2 months after they moved in I took time off of work & picked one up & installed it THAT night.  they said the microwave died I bought them the best microwave I could find and dropped it off that weekend (he offered to install it).  in doing so he managed to punch a hole in the bedroom on the other side of the wall............. 

On the flip side, counting my blessings........, they paid every month through the whole pandemic.  and were not a "PITA" tenant.

"No Emotional Attachment" to the rental property is NUMBER 1 rule. Apply that rule to the residence and the tenants (No family, no friends)

@Rockwood posted some great advice.

We were looking at Duplex's this past weekend, my kids said they could live there and "manage" the property from one of the units....

Ugh NO, when you move out we cut all $$ ties...yore own yore own for housing, etc. LOL...they were like :blink:

I own a Condo in San Diego (Technically its Santee), and our tenants just moved out.  Whey they moved in we took a "security Deposit" from them. 

Does anyone know how long I have to give them that back?

if its tile, hire a carpet cleaning/tile cleaning guy. we did on some rentals i take care of, it was unbelievable the difference when he was new. the whole floor looked brand new.

deduct it and send them the rest. they use a power washing type tool that cleans and sucks at the same time, and I would have never sworn it would get it that nice.

This.  2 tenants ago never cleaned the floors. Every time I ran a mop over it, it made the tiles dirty again pulling chit from the grout.  Carpet cleaners made it brand new again.  I'll dig up contact info if you want it.  Well worth the money.

I definitely would!! I spent an hour last night moping, and it got the crusty layer off, but its not clean by any stretch of the imagination.

I was in the Navy & Im a guy who likes to dry camp, it aint the end of the world.  My wife on the other hand................ NOT so happy.  LOL.

We used the same Zero Res carpet cleaners to do it.  No real reference, but I doubt that dude is still around anyway.  Any should suffice.
