Home insurance requiring a new roof to maintain insurance

I have my rental house in Discovery bay, California. My roof looks amazing, it is maybe 15 year old roof. I am wondering how these insurance companies determine this without even doing an inspection. They just want for us to just pop off 100k+ for new roofs? Is this a way to get out of insuring or a scam to keep roofers busy. I could understand if my roof was trash or had leaks but curious how this whole ordeal works? I am sure others have had to deal with this.

Is it a comp shingle roof? what year was the home built? Who are you insured with?

Some carriers are using this as a way to get off risks in certain areas or older homes.
 
And..........there is likely NOTHING you can do about it.......... find another insurer if you can. It's pretty much crap in the homeowners market right now.

You Could get a roofer inspection and bitch all the way up the chain at the insurance company.....probably won't work. Get a local TV / News station involved, better chance of success.
 
My buddy got notice that he was going to be dropped due to having mold on his roof.......crazy. it is a rental house in Landcaster, mold doesn't grow there. He got his son and his drone to make a video to show otherwise and he didn't get dropped.
 
There are vendors out there that use AI and aerial imagery to determine that a roof is in poor condition before offering a renewal. Some companies will accept a report from a licensed roofer stating the roof is in good condition and does not need replacement. Worth calling and asking. Also, sometimes there is a shadow or something that makes it think there is a problem when there isn't. Again, sounds like you have nothing to lose to call and try to have a human take a look.
 
let me guess... state farm? they have been using drones to look at roofs and reduce coverage on properties.
 
Drones and Google satellite. Anything they can see feom thw street is fair game.... unless it has obvious holes.... how they can say the roof is bad is beyond me

Mine sent someone out and he noticed that the crowns were cracking.

They were reasonable about it. I replaced all of the crowns and took pictures and sent them in. They also didn't like the bottle brush being so close to the roof. I trimmed it back and took pictures of it.
 
AAA tried to pull some BS with me this year, form was marked "No Swimming pool" and so I corrected it, because we have a pool. Then they tried to jack up my pricing like it was something new, no dumbass...check yore records and photos.

Just seems like Insurance companies want to have you go default, etc. My guess is many folks don't catch on to their BS and simply pay.
 
This just happened to my sister and BIL in Prescott AZ. They just bought the house. Went to get INS and they said it needed a new roof! And it was a tile roof.
 
Been working for a roofing company since moved to Idaho last year. I see it happen all the time. When I moved up here the house we bought was built in 2008. My insurance company (multiple policies) said I had to have the roof replaced to start a policy. The roofing contractor that came out to inspect the roof after the inspector raised questions said there was 2-5 years left (which with roofing guys, every roof is ready for replacement. Lol). Insurance didn’t seem to care but I told them that the sellers gave us a 40% credit to replace and that we had it on “our” schedule. They let it slide and gave me insurance. One thing I tell people is if you do get your roof replaced in any circumstances you need to contact your agent and demand a discount as you have secured their claims by protecting everything under that roof and extremely limiting any damage that can be done under it.
 
These companies... especially State Farm... are coming up with some serious bullshit to cancel policies.

I just had to up my Auto policies because they said the Umbrella on the House would be affected and ultimately canceled if I didn't add more $ to their pockets.

An extra $100 out of my pocket each month. Fuck State Farm.
 
Happened to us a couple years ago in Norco. Sucks because we had solar so had to pay to have that removed and reinstalled as well. Painful!
 
Have a place in Mormon Lake, Az., a seasonal vacation home. Been in the family for 60+ years. Last summer we called up our broker (Farmers) wanting to renew the policy just the same as we've been doing for years prior. This time... no sale can't cover, won't cover. What, why...? Turns out that the summertime cabin doesn't have central air. Excuse me, central air??? It's never had central air, nor does it need it. Couldn't believe it, so told him I'd be searching around for a new carrier. His response... "feel free." Ended up with a new carrier at more than triple the price we've been paying for decades.
