LOL 1.2Mil,  that is pretty much the most expensive place in idaho LOL,   i love when we drive up to Idaho and all the signs say (want to double your money list and sell to a Californian)  so at that mentality i think 600,000 is a fair price,   

I would bet it has no Dune access, all the dunes are surrounded by farm land,  we dropped our dog off at the local dog sitter " we are backed up to the dunes "  when we left camp is was closer to Rexburg than it was to the dunes almost a 10 minute drive,   

everyone living there thinks they are backed up to the Dunes,  LOL  
It does have dune access via Idaho dunes. Their access comes out right at the bridge before the store.

But damn! 500 more K from last year?! They are really trying to take advantage of the market!

Ive got a buck to throw in if I can just camp there for free… 🤣
