This is most likely was done but the Polaris's blessing with these long range plans. I don't see the ROI, so it might never happen.

Zero. This was all Polaris and for them it was ~millions. They had to get the plan approved for the county to re-zone the property. Some things may happen and most likely will not due to feasibility, but they have a gov approved plan should they decide to make some changes.
 
I heard Sandals is looking at an all inclusive Resort on the other side of the tracks...1200 room hotel and a bridge over the tracks. SXS come with the package...
 
We are still lucky we don't have tour companies all over the dunes, imagine Pink Jeep Tours cruising everywhere.
 
I honestly don't think this would be such a bad thing. I know it comes with change but it seems to offer more for people to come out. Maybe more inexperienced people which could be a problem but it seems that they stick to sand highway anyway. I actually like the idea of a hotel. Hell, If i just wanted to do a sprint with my quad in the truck. I would totally dig stopping at a hotel on an off weekend and just ride out from there. Like this Wednesday there it's only in the 80's. That hotel would rock...lf it was open....lol
 
Need to have potable water, sewer and power in suitable quantity and quality to make this happen. Most, if not all, is a no go.
