I’m planning a new shop building on a property I just bought. This will be my retirement location so I’m trying to get it as perfect as possible (Yes, I have OCD on these types of things). Here’s my current list and plans. What am I missing or forgetting? This is in NW Oregon so climate is fairly mild.
1. 50’x80’ with four bays. The bays/doors will be on the 80’ side so bays will be 50’ deep (about 49’ clear). All four doors will be 14’ tall. I haven’t decided if 12’ wide or 14’ wide. leaning toward 12’ wide. Pedestrian door, maybe two. Lots of windows or light panels for natural light. Three bays will be storage for Moho, Trailers, vehicles, etc. There will be a separation wall between third bay and fourth bay. Fourth bay will be a working bay. The remaining area of roughly 20’ wide x 50’ deep will be tool storage and space for work benches, welding machines, etc.
2. There will be a bathroom and small office area. Do I need a urinal in bathroom? If yes, why?
3. Storage loft above tool/work bench area. Loft to have electric lift for heavier items and forklift access if ever needed.
4. Deep sink in work area
5. 240v single phase 200 amp power service
6. Fully insulated and finished interior.
7. Heat. Might do A/C in working Bay and tool area. haven’t decided.
8. Separate small, side room for air compressor, sound insulated. Air plumbed throughout with lots of hose reels.
9. Lots of 110v power outlets and reels. 220v power for Moho, welding machines and compressor.
10. Separate welding/grinding room to prevent grinding dust contamination
11. Painted concrete floor throughout. What is best system to use on floor?
12. 12k Bendpak two post lift in 4th bay. Lift will be extra wide, extra tall.
13. All 4 big doors will have electric openers.
14. Vehicle wash slab on end of building to include RV dump station, water and power.
15. Lots of high bay LED lights throughout interior as well as flood lights and soffit lights on exterior.
16. Camera and security system.
17. Large solar array on roof that will be south facing.
I may do a shed roof on opposite side of wash slab for additional vehicle/storage if ever needed. The property already has an existing 30’x40’ shop I’m using this for equipment, tractor, lawnmowers, garden tools, etc. And there are two covered 15’ x 40’ carports attached to the existing shop. I’m using the carports for dump trailer, equipment trailer and such.
I decided not to do drive-thru bays. I have plenty of room in front of shop for a large turn around and line-up area so backing in won’t be an issue. And placement on property is better without leaving enough room behind it for drive-thru bays.
I haven’t decided if I will do pole building, all steel or post frame yet. I have a 40x60 pole building/shop at my current house and it works out pretty good. Exterior siding and colors will need to match the house we are building and hence why I haven’t decided on structure type.
What have I forgotten? Do I need floor drains? Not sure why I would need them? Cost is always a factor, but more important to get it right than save a few bucks. Thanks in advance for any suggestions.
