What's sad is, we always planned to leave California. But since I have 1 of those 2.875 loan rates, I don't think we will be able to leave now. Who would of thought its cheaper to stay here. lol

Property Taxes are pretty good in Cali as well (I pay 1% on property tax, on what I paid for it, not assessed).  Now Gas and income tax is not fun.

there are pro's & cons to every state/county when it comes to taxes, the trick is which one is best for me. 

and FWIW, NewScum has made it VERY clear he is coming after prop 13.  IMO, its only a matter of time before that is not a benefit any longer.

Prop 13 is the only reason Homeowners aren't jumping ship, if and when he does this, I will be out as well.

I'm stuck in CA. I have too many relatives/kids/parents close to leave. Climate isn't bad either.

Back to the subject though... I've never spent anytime in Norco, but driving through it.. well.. smells like dusty old cow sh__. Not sure I'd own there at any price.

You were in Eastvale....Very few cows left in Chino as well.  We have dusty Horse crap... but no cows. It's dusty, but no smells anymore.  Eastvale/Chino was BAD when it rained... it's all getting built over so even that smell will be gone shortly.
