Sand in Electric RY steps!!!

Hey brothers hope you are well. Look forward to seeing you in G. Question: when I power wash the tracks of my electric steps in my RV, and use good white lithium grease after cleaning out the sand, it lasts about two trips, and the grease collects more sand and my steps don’t want to go in and out of my RV smoothly. What do you use to keep this from happening to you?

 
I use a silicone lubricant, it does not attract sand.  :cheers:

 
Im not sure what kind of mechanism the stairs have, but I tried a bunch of stuff on my stabilizer jacks & they just got all gummed up with sand & dirt.  I cleaned the crap out of it & just hit them with WD40 every once in a while.
