Given the current state of our Country, what do you all feel RV Storage is worth these days?

- 40' spot
- Outdoor
- Easy access
- Video surveillance
- Not covered
- 20-30 minutes from your home

What would you expect a business to charge?

What would you expect a friend to charge?

Now, add in potential covered storage but not indoor. What would the delta between the two be?

Depends on where you live. Around my area outdoor storage ranges from $200 - $300. If you want covered storage they are all indoor places.

I've been looking all over southern california for my 35' fifth wheel.
I paid $370/month in newport for a few months, then moved it to Irvine and now pay $290/month. There's $200 options further inland, but I like to keep it a bit closer to my house.
 
Well, let's see, The RV lots in the back of the Public Storage lot where I have a storage locker for work is around $300/ moth and it's 8 minutes to the west, one of the guys in the group has a RV spot 15 minutes to the East pays $90/ month for the same size. There is a brand-new RV lot about 5 minutes to the south of me that has covered spots and I have no idea what they are charging but by the dollar amount of the units you can see in that lot from the freeway, I would say it's not going to be cheap.

There's an RV storage service/app that has been popping up on my feed.
I don't know anything about it; not giving a recommendation; just passing along info.
 
We have 2 arces in menifee, I have require a monthly charge of (2) 36 pack of coors light per month to my buddy 🤣. If I were to actually store other peoples rigs, I would charge probably $100-$120 per month depending on what it is.

All jokes aside, my wife works at a RV storage place in Lake Elsinore, below are their rates for a comparison:

- outdoor 45' not covered $150 w/ a 12month contract
- covered 35' $350 monthly no contract
- covered back in 40' $400 monthly no contract
- covered pull thru 60-70' $450 monthly no contract
- Indoor $17 per ft.

Brand new facility, right off the 15 fwy at Lake St. Full access to outdoor, high end surveillance and lighting, dump, fill, propane etc. They will even stage and prep/wash your rig for a fee. They also allow you to send mechanics, detailers or whatever else you need if you call and ask for permission.

She said that everywhere else is pretty comparable pricing wise for the Inland Empire. OC/LA/SD are all much higher and full. They have alot of spaces to fill right now since expanding from their corona facility.
 
i have managed a storage for years. boat and rv. now granted we are in okla and not sunny california, gravel lot, not covered is 65 per month for a 10x25 spot. i have a couple 10x50 for big trucks, box trucks etc, I get 110.00 on those.
we have about 50 units 10x25 and are at 100.00 a month, but they are chain link dividers and gravel floors fully covered and locked.
my buddy rents 3 units from us, and he needed a bigger spot so he rented down the street. hes at 350 per month, concrete floor, no power, no light, 12x50. if you want power they have some units with power but you pay your own meter, bill comes to you directly.
 
I now require a 30' for the wrapped GV trailer and a 45' spot for the toyhauler all year.

Have not had good luck in Murrieta finding spots at a decent rate. I did find one last summer out in wine country 25 minutes from the house that was outdoor covered for $250 a month... problem was that it was too remote, not trafficked enough and rats were making a home there.... was out within a month, before the little bastards ate up my wiring.

A 45' on black top near FV airport at a storage place was costing me $285 two years ago. 5 minutes from the house but too damned much for outdoor storage.

Before that I had it in Menifee a while on a graded dirt lot behind a guys house for $150, he had several there and was getting good business with a private access gate and all but the city shut him down. Only issue was spiders and getting stuck once after big rains.

I now have my chit ~30 minutes away in Romoland at a decent rate, totally not on my path to anywhere I go though, so that part blows. Clean and secure and all that, but would prefer to keep it closer.

I'll never buy another house without RV storage, that's for sure.

For outdoor covered I'd expect to add at least 50% of a non-covered spot and for indoor 100%

As far as the friend discount, tough call. Is it someone's personal property and they letting you hang there or someone's business and they are giving you access to their yard. Is it someone ya trade favors with frequently or just an acquaintance with the space.... would think 50% of whatever is charged out in town is more than fair to offer or for them to ask for and then go from there based on convenience/inconvenience of both parties.

Other things that affect the rates:
dump/fill/propane access
access to services like washing or prep
surveillance or lack of
on-site personnel / security
blacktop/dirt/gravel, DG
access times (24/7 or 7am-7pm, etc)
access process... code, key, or ?

Regardless of the economy, all of those COVID RVs are still out there and have to be stored somewhere... I don't see storage prices coming down anytime soon.
