Morning folks,

We are in San Diego, CA, & own a 2000 sq-ft, 2 story house, that is 1/2 stucco & 1/2 wood, the garage is attached to the house. 

We just received a quote to paint & it came in @ $9400.  Does that seem reasonable?  I have no idea.  Im going to talk with my neighbors, a couple of them have had theirs painted in the last couple of years, but was hoping that someone here would have a rough idea.

 
I had mine done 2 years ago(2510sqft) and it was a little over $10K but they did some stucco patch work as well 

 
I'll be watching this one - been getting quotes - 3,000 sq. ft. - cost for paint getting "bro deal" from a friend of a friend - $10K.  5 years ago it was $5K.  Thought it was a bit high and got three more quotes - $14K - $17K.  Seems it is a good deal.  House is mostly stucco and one part wood.  Figured I'd get a quote to change out wood to stucco - that was another $20K!  This project is quickly turning way more expensive than I had hoped.  

Also looking for a wrought iron fence company - want to secure entire front of property - it's getting crazy out there.  North OC.  

 
My brother has a paint company in LA. He should know the costs involved. Contact sndsmplr. He knows how to get a hold of his brother. Peace

 
I had my house painted last summer, 2500 sq feet, included a lot of Wrought iron, three different colors.  Was around $6k, bro deal.

 
Paint is insane right now.  used to buy top of the line paint for 160 a bucket now close to 500.

but if you are in AZ I know the rep for them.

prices for paint of all types is insane these days..

dunn edwards paint.. paid $80 or so a gallon 6 months ago for an aklayd enamel for my garage. just bought a quart of stain sealer for my air compressor barn doors, $22.

 
FYI  top of the line Sherwin williams  semi gloss is great paint to use on the outside.  Over 5 years old and still looks new in AZ sun
Sherwin Williams Emerald? I used that on my house and it was expensive as frigg. 

 
My house is WAY overdue for a paint job.. its faded .. badly.. I went from a nice 'brown.. mocha' .. now it's an ugly pink.. paint job is like 15 years old.. I think it cost me $1800-$3000 so I figured it'd be like $6000-$8000 with inflation.

a Dollar doesn't buy what it used to.. if you have any CASH.. buy something.

Before it's only worth firewood.

I took off one of my weatherproof outdoor paintings and you can see how much it faded it’s pretty pathetic. I hound a house painter but can't get any one to work.. I don't get it?

Last year the wife and I painted our single story stucco house. We sprayed the eve's and rolled the stucco and brushed the trim. We used PPG platinum at $50.00 a gallon and it cost us a little over $600.00. I thought that was alot.

Wow, I can't believe how expensive those quotes are.

 
Thanks folks.  I appreciate the sanity check.  

The next question is am I going to be happy with the job.....  I'm almost certain I know the answer to that....

Paint prices are crazy. The labor prices haven’t changed much. My father in law is a painter and he was telling me how much it’s gone up. $10k seems cheap. You usually get what you pay for. 

 
You guys are really depressing me ... My place is stucco and I need the Fascia's painted  - give the two story and size its probably gonna cost me $5k No way I am climbing 30ft up on a ladder

I tried to get a couple quotes last year - everyone was too busy to even quote a "small job" not sure that has changed

A couple months ago a truck delivered my new Frig and nailed my stucco wall - it was small damage about 3" wide 6ft long and the driver was worried about his job, so I did not call his boss I was thinking maybe 200-300 since I have the stucco to patch it... I got a quote $1500 -  I guess I and gonna practice up my stucco skills 

 
Price ls very, depending on size, one story, two story. Doing just fascia's or doing full house like stucco, doors & garage doors etc.

 I did mine about 6-8 months ago. The guy I use JK painting out of Alpine is not known for being cheap, but he’s very good. Family has been using him for many, many years. His prep it top notch, which is a huge difference in a good job and a great job. Things like pulling lights off the walls, pulling loose gutter down spouts, removing address numbers, if painting doors pulling the door handles & locks. His interior painting is very good too. Interiors cost way more as there is more wall & ceiling sq footage vs exteriors. I never thought about it until he told me. 

He only uses SW paints. Emerald is the top exterior paint. IMO it’s worth the extra cost as it will hold its color longer and not fade as quick as other paints. Plus on the stucco they can add an additive that repels water and stains. Again just adds more to the costs. 
 

I have neighbors who have saved as much as $1500-2000 compared to what I paid last year. No idea of the brand of paint they used? I know one was Dunn Edwards. On a few houses their stucco crack repairs look horrible and looks like two tone stripes after painted. You can’t see any of my stucco crack repairs. We had the typical hairline cracks at the corner of windows. Also JK caulks all the joints which not all painters do. My house is almost 2400ft and using all SW Emerald, two colors and 3rd on my front door was around $7800. At the time there was a paint shortage, but he was able to get what we needed, and the prices weren’t jacked up like they are now. No idea what the cost might be now? Another 25% more? 

 
A few painters have told me they like to use semi-gloss on everything even inside because how good it holds up , I put semi-gloss on the outside of the house and it looks amazing. It also looks new after five or six years . I'll never paint anything outside without using semi-gloss again

I painted my house in AZ last week.  4000 sqft.  Used SW Resilience.   I went down and paid for the paint using the painters account.  He got a huge discount.  Paint was just under 2k in costs and I paid 5k in labor.  They did all the stucco repairs, silicone, tape, etc. 

Probably could have haggled for a little cheaper, but they were able to start the week following the bid.  They also did this thing most contractors dont do these days... They showed up on time every morning!

I paid some of the labor in cash, and some in check.

Turned out killer.

True, semi gloss will "hold up" better, but semi on walls looks looks cheap and apartmenty.
