Construction Costs in Scottsdale

Has anyone done any new construction in the Scottsdale area? Wondering what kind of price per sq ft for a single family home. Nicer home in the Troon area. 

 
I am not from that area so I apologize. I am however a home builder and spoke with a gentlemen from Prescott at length that was also a builder during our New Years trip to Glamis.

He builds smaller homes 1500-2000 sq ft, and has averaged about 285-300 a square foot this last year.

We are north of 300 a foot for upper end homes up this way.

250 to 300 per ft. Permits in Scottsdale you're going to wait over a year. That's not figuring a.m. the cost of the dirt

$400-$450/ft. Could be more depending on site work, mountain lot, etc.

I occasionally do pads for builders in PV and Scottsdale.

There are tons of luxury builders that work the north side of the valley  Find a builder that has experience in the community you choose. They will know the HOA’s and chit that can slow the build down.

Permits are hit and miss. I just got called on a PV 17,000 square foot under roof house. Permit was approved in 21 days and no redlines. Maybe the home owner has connections!

Wow. I'm at 9 months and still have 2 more for my apts in phoenix for permitts.

 
I looked into that area last year when we were looking to relocate... Cost's posted are probably about right depending on build quality etc...  The other thing to look at in the Troon area is water... some area's aren't allowing anymore drilling for wells... many, many high, high end homes on hauled water out that way.

 
If you end up looking in Cave Creek it is 6-9 months for a permit. But they are changing some procedures and it might get worse.

If you intend to bring, or have room for your toys, that's probably not the part of the city you should be scouting,

I understand the permit process and what’s needed to store my toys. Those issues don’t bother me but the water…. 
Rio Verde foothills is county land with a Scottsdale mailing address. I am not sure if there will be any issues with hauled water homes in the Troon area. For sure. We haven’t bought anything and really have only looked online but now water will be the first thing we check on if we proceed. 
 

Honestly we’ll probably just buy something finished so we don’t have to go through the construction process while living 1000 miles away.

We had a contract to buy 1.25ac in Wittmann last summer, all flat and not in a flood zone, but we backed out of the deal during our due diligence period when we found out it would take up to a year or more to get a well drilled.

There were other properties we looked at that already had a well drilled but no pump on the well head yet. Those might be the ticket. 

 
There are many small areas of the city that are considered "county islands".  They are neighborhoods that were typically horse/live stock/orchard property before the city enclosed around them.  Larger lots, acre+. no HOA BS.  Typically an older ranch style house, unless it's been renovated.

Search for that.

 
Thanks for all of the info guys. I’m not looking for any acreage or a place to build a shop. Thinking of a smalller low maintenance property. It won’t be our full time home.

I live on an island in East Mesa just East of Las Sendas, love it out here.  Just under an acre, no issues with having a metal building for the toys.
