Good location, that lot has been on the market for awhile, the old owner was smart in keeping the corner lot zoned for a possible gas station, etc.

Nice that is will have a straight shot entrance off of W. G Street, should help the 80 foot plus pusher guys get into the lot.

Curious what the HOA monthly will be and the taxes? Not to mention the cost per unit.

Maybe an idea, I'm sure more will be known soon or after this Weekend's SSSS.

It's a great opportunity for the right folks that go allot and want this type of setup locally.

Storing out there is convenient, but it's not without it's challenges.

I did it for a number of years and just ran the Tundra back and forth but in the end... it's all work no matter how you look at it.

I'm sure it will work out great for a number of people.
 
Seems like the location is ideal for California folks. Not so much for people coming from AZ. And even the the south county ca peeps will have to drive 20+ miles into town.
Guess all ya need is to fill the units. Not for everyone but not designed for everyone either.

Exactly these were designed for higher end folks or two guys that want to split a unit.

9 months for plans to be approved is one thing but it will be a lot longer for permits.

And don’t forget what we were calling Imperial County’s 30 permits a few years ago. What was happening when we did work there was about once a month they would find another permit that needed to be paid for.
The inspector always found something and it wasn’t that the work wasn’t up to code it just didn’t fall under all the permits they already had. They nickeled and domed the GC to death and would slow the job down to a crawl every month and this project had a schedule set in stone

Is asked about the timelines this morning and they have been working on some of this stuff for a year already. Just to give you an update. I took some notes during the phone call

CUP approved
Rezone approved
Lot line adjustment complete
ESA phase 1 and 2 complete
Geotech complete
Received will-serve letters for utilities
Surveys complete
 
Great job Dave, this is awesome. Question, what services are around there, for example in Havasu, people will pick up your boat up from storage and fix anything, do we think Brawley has those services or are you going to partner with someone.

I don’t really have any experience with Brawley but it being so close to Glamis I’m positive someone will pick up that torch.
